Many homes taken back in foreclosure by the government are NOT sold through the San Diego Multiple Listing System. Both the VA and HUD have their own separate systems for selling properties they took back in foreclosure. Real estate agents do not automatically have access to these properties. They must sign up with each agency and they have separate methods of key access to each. I have access to both and can provide you with a free list of properties.

You do not have to be a vet to buy VA owned houses and the VA provides favorable financing on most of their properties.

Please fill out the form below and I will provide you with a list of properties in the area you have requested. There are far fewer properties on the market than even six months ago. Both VA & HUD properties are subject to a bidding method of selling, and the bid prices have been exceeding the asking prices on many properties.  All properties are sold as is, you must be ABSOLUTELY sure before submitting a bid, that you will take the property in the event your bid wins. These government agencies do not fool around and will take your deposit money if you do not perform on the purchase.

What is a "HUD Home"?
When someone with a HUD insured mortgage can't meet the payments, the lender forecloses on the home; HUD pays the lender what is owed; and HUD takes ownership of the home. Then we sell it at market value as quickly as possible.

4. If the HUD Home needs repairs, will HUD make them?
Answer:
HUD Homes are sold "as-is," without warranty. That means that HUD will not pay to correct any problems. But even if a HUD Home needs fixing up - and not all of them do - it can be a real bargain! For example, HUD's asking price on the home will reflect the fact that the buyer will have to invest money to make improvements. HUD might offer special incentives such as an allowance to upgrade the property, a moving expense allowance, or a bonus for closing the sale early. And keep in mind that on most sales, the buyer can request HUD to pay all or a portion of the financing and closing costs. Your real estate agent will have details.
